386 New Condos Proposed Across Two Separate North Delta Developments

North Delta, B.C. — The City of Surrey is reviewing two separate condominium proposals in North Delta that would collectively add 386 new residential units along the Scott Road Corridor, an area targeted for mid-rise housing growth under the city’s Official Community Plan (OCP).

City officials have scheduled a second public information meeting for one of the projects, a 270-unit market condominium development proposed along 90 Avenue, following an earlier public consultation held in November.

The rezoning application covers six properties located at 11810, 11818, 11820, 11824, 11828 and 11838 90 Avenue, where the developer proposes two six-storey residential buildings. The lots would be consolidated into two development parcels.

According to city planning documents, the proposal includes 303 residential parking spaces, 27 visitor stalls, and 289 bicycle parking spaces, all housed within an underground parkade. The development aligns with the site’s OCP designation as part of the Scott Road Corridor, which encourages mid-rise residential and mixed-use buildings of up to six storeys, with limited surface parking and opportunities for active ground-floor uses.

While the overall density and height comply with the OCP, the city notes that a development variance permit is required to address specific form and character elements of the buildings.

The next public information meeting for the 90 Avenue project is scheduled for Wednesday, February 4, from 5:30 p.m. to 7:30 p.m., at Gibsons Elementary School gymnasium (11451 90 Avenue). Although the city had previously closed public feedback, officials have now reopened the consultation period, with comments being accepted until February 22.

At the same time, Surrey planners are also reviewing a separate condominium proposal nearby, located at 11853 and 11867 86A Avenue, as well as 11854, 11868 and 11872 87 Avenue. That application proposes a 116-unit residential building with vehicle access from 86A Avenue.

City staff say the second proposal is also consistent with the Scott Road Corridor designation. However, a public information meeting for this development has not yet been announced.

Together, the two projects reflect continued development pressure in North Delta as Surrey works to balance housing demand, community character, and public input in one of its key growth corridors.
