Abbotsford Holds Title as Cheapest Rent in B.C. as Prices Drop

Abbotsford Keeps Its Place as B.C. Most Affordable

In November 2025 Rentals.ca data show that Abbotsford offered the lowest average asking rents among all major B.C. cities. The city recorded an average rent of $1,848 about a two per cent drop since October. 

That makes Abbotsford not only the cheapest in B.C. but also one of the most affordable in Canada among comparable municipalities. 


Province-Wide Rents Are Falling Too

The downward trend is not limited to Abbotsford. Across B.C., asking rents are falling sharply. Recent reports show a year-over-year drop of about 6.8 to 8.5 per cent, depending on the type of housing and region the steepest among Canadian jurisdictions. 

Cities such as Vancouver, BC and other parts of the Lower Mainland have also seen consistent rent reductions over the past 24 months. 


Why Rents Are Dropping

Officials point to a combination of rising supply, policy changes, and reduced demand as drivers behind the drop. The provincial government cites efforts to increase rental housing supply, crack down on speculation, and bring more units to market. 

Analysts say the recent oversupply and slower population inflow have reduced pressure on rents giving tenants more options, especially in places like Abbotsford outside high-cost urban cores. 


What This Means for Renters and Movers

For people renting now, the drop brings relief. A city like Abbotsford offers affordability that’s rare in much of the Lower Mainland. For prospective renters or those considering a move, it might be a good time to house-hunt.

Lower rents can translate into savings on living costs, especially for families or people on fixed incomes. But with demand likely to fluctuate, it’s wise to act soon if you spot a good unit.


Caution: Still High Compared to Canada Overall

Despite recent drops, rental costs in many B.C. cities remain among the highest in Canada. Even with declines, average rents in large centres still outpace what many Canadians pay elsewhere. 

That means affordability may be easier to find now than a year ago but renters should still budget carefully and shop around.
