Surrey is gearing up for a major automotive makeover. A brand-new OpenRoad Automall is on the drawing board, and it promises to reshape part of the city’s Newton neighbourhood in a big way.
A Prime Location in the Heart of Newton
OpenRoad Auto Group is planning its latest automall at 13340 76 Avenue, just west of King George Boulevard. The site sits near well-known landmarks such as Costco Wholesale, Canadian Tire, and a NAV Canada facility, which makes it easy to spot and even easier to reach.
The proposal, submitted by Thinkspace Architecture Planning Interior Design, places the automall on a 16-acre property that once held a warehouse built in 1976. Since then, much of the site has already been cleared, so the transformation is already underway.
How Big Is Big? Putting the Size Into Perspective
To put things in context, the Surrey site is slightly larger than Vancouver’s Playland amusement park. However, it is smaller than giants like the 40-acre Richmond Automall and the 25-acre North Shore Automall. Still, it closely matches the North Surrey and South Surrey Automalls, both around 13 acres, which makes this project feel right at home in the local landscape.
What the Automall Will Include
The plan calls for 166,000 square feet of commercial space, spread across several dealership buildings. These structures will house car showrooms, offices, and other facilities typically linked to automotive retail.
In addition, parking will not be an issue. The design includes more than 1,000 vehicle stalls. Most will be surface parking, while about 250 stalls will be built inside a new parkade at the south end of the site. As a result, the layout balances convenience with efficient land use.
City Hall Gives a Thumbs-Up
City staff appear supportive of the proposal. In a report backing the project, Surrey officials noted that the automall reflects strong planning principles. More importantly, it aligns with the city’s goals for employment and economic growth under the Official Community Plan.
Because of this alignment, the project fits neatly into Surrey’s broader vision for development and job creation.
A Property With Serious Value
According to BC Assessment, the property carried a value of $70.4 million as of July 2025. Of that total, $64 million comes from the land itself, while $6.4 million is tied to existing structures. With redevelopment ahead, that value could change significantly over time.

Overall, the proposed OpenRoad Automall signals continued investment in Surrey’s commercial future. It brings jobs, services, and activity to a well-connected area of the city.
