Surrey OKs 44-Storey Tower With 266 Hotel Rooms & Rentals

What passed a major new tower for Surrey City Centre

On December 1, 2025, Surrey City Council gave final (“third-reading”) approval to a new mixed-use tower development. The tower will rise 44 storeys and include 266 hotel rooms plus 180 residential rental units, along with six levels of underground parking. 

The planned location: on 97A Avenue between 136A Street and 137 Street in the “Medical District” zone of Surrey’s City Centre Plan. The project replaces an older two-storey commercial building and a house currently on the site. 


What’s inside who’s going to live or stay there

  • The hotel component (266 rooms)is expected to serve hospital staff, visitors, patients’ families, and general travellers given the tower’s proximity to Surrey Memorial Hospital and transit.
  • The 180 residential units are market-rent apartments, under a “housing agreement” that will ensure they remain rentals for at least 60 years.
  • The site will have substantial underground parking across six levels.

Why it matters context for growth & infrastructure

The new development responds to rising demand for housing, affordability, and services in Surrey’s downtown especially near the medical district and transit hubs. With this tower, the city gains long-term rental housing plus hotel capacity which could ease pressure on both housing markets and hospital-related accommodation demand. Because this is a mixed-use tower (hotel + rental + parking), the project supports Surrey’s vision for a dense, transit-oriented City Centre instead of sprawl helping create a more sustainable and connected urban zone.

Next steps what to expect

With Council’s approval secured, the project will move toward final permits and construction planning. The older buildings on-site will be demolished. Once built, the tower will provide new hotel capacity, rental apartments and infrastructure likely drawing hospital visitors, workers, and new residents. 

However, as with any high-rise project, its success and impact will depend on transit access, parking management, infrastructure support, and how well the community adapts to increased density.
