Tsawwassen properties show major redevelopment opportunities, from mixed-use buildings to rare land assemblies, aligned with Delta’s new OCP.

Tsawwassen Properties Spark Developer Interest

Tsawwassen is catching the eye of property developers, thanks to several prime land listings that highlight major redevelopment potential under Delta’s new Official Community Plan (OCP). From mixed-use buildings to large land assemblies, opportunities are drawing attention across the neighbourhood.

Mixed-Use Building for Sale on 12th Avenue

A 34-year-old, two-storey building located at 12th Avenue and 55th Street is listed at $3.1 million. The property currently features two residential units above and two commercial office spaces on the ground floor.

The listing emphasises its future potential: “Site is designated for higher density in the ‘Neighbourhood Centres and Corridors’ along with nearby undeveloped properties. Great holding income – offered at 4.5% cap rate – for a future higher density development site.” The lot spans just over 8,500 square feet, offering both immediate income and long-term redevelopment promise.

Larger Corner Site Approved for Mixed-Use Development

Just a block away, a more ambitious project is on the market. The corner of 12th Avenue and 53A Street is listed for $10,985,000 and has received preliminary approval for a six-storey mixed-use building.

The approved plan includes 67 residential units above ground-floor commercial space. The development comprises four contiguous lots totaling 2.1 acres, with a proposed 125,000-square-foot complex. The city granted first, second, and third readings on the rezoning, aligning with the OCP’s Neighbourhood Centres and Corridors designation. While no rental units are included in this proposal, the site presents a rare chance for developers to create a sizeable, integrated project in the heart of Tsawwassen.

Rare Residential Land Assembly on 53A and 54th Streets

In another part of Tsawwassen, over a dozen single-detached homes are on the market as part of a large land assembly spanning the 1300–1400 blocks of 53A Street, the 1400 block of 54th Street, and the 5400 block of 16th Avenue. Each property is priced just under $3 million, with some listed at $3.2 million.

The listing describes this as a “rare land assembly opportunity in the heart of Tsawwassen” and a “premier opportunity for forward-thinking developers to shape the future of South Delta.” Altogether, the total site covers eight acres, offering immense flexibility for innovative housing projects, including fourplexes with garden suites, in line with Delta’s updated OCP.

Tsawwassen’s Development Horizon

With multiple properties highlighting redevelopment potential, Tsawwassen is emerging as a hotspot for developers looking to align with the city’s new planning vision. Whether it’s mixed-use buildings or expansive land assemblies, the area offers a combination of immediate income and long-term growth potential.
